How to Buy Adonai Lands From Anywhere in the World
A transparent, step-by-step process designed to give local buyers, diaspora Ghanaians, and international relocators complete peace of mind when buying land remotely.
The 5-Step Remote Buying Process
- Step 1
Enquire and Review Available Plots
Browse our listings online or reach out directly via phone or WhatsApp. You can review available plots with our team, request a Live WhatsApp Video Tour of the boundary pillars, or send a local family member or lawyer in Ghana to inspect the site on your behalf.
- Step 2
Choose Your Estate or Zone and Sign the Purchase Agreement
Choose your preferred estate or zone and decide whether you are paying outright or using a payment plan. We issue the official Purchase Agreement for you to read, review (with independent legal counsel if you wish), and sign before making any payment. Your plot number is assigned after full payment.
- Step 3
Make Payment (Outright or Payment Plan)
We accept Bank Transfer, Cash, and Mobile Money (MoMo). Payments and contracts are in Ghana Cedis (GHS), based on the listed outright price plus any applicable payment plan charge:
- Outright Purchase: Pay 100% of the plot price. Your plot number is assigned after full payment, and preparation of your free Site Plan and free Indenture begins.
- Payment Plan: Pay a 30% initial deposit to secure a plot in your chosen estate or zone and lock the agreed price. Your plot number is assigned only after full payment. The remaining 70% balance is spread over 3 months (0% financial charge), 6 months (10% charge on the remaining balance), or 12 months (20% charge on the remaining balance). Your installment period starts on the deposit date, with the first monthly installment due one month later. For example, a deposit paid on 15 January means the first installment is due on 15 February.
Purchase terms: Cancellation and refund terms are governed by your signed Purchase Agreement. Please review it before making any payment.
Currency notice: The website currency switcher (USD, GBP, EUR) is strictly for reference; final contracts and pricing are in Ghana Cedis (GHS). - Step 4
Site Plan and Indenture Preparation (2 to 12 Weeks)
Once full payment is confirmed (either immediately after outright payment or upon completing your final installment), our surveying and legal team prepares your free Site Plan and free Indenture within 2 to 12 weeks. This timeframe covers document preparation only; collection or delivery is arranged afterward.
- Step 5
Document Scanning, Handover, and Optional Registration
When your Site Plan and Indenture are ready, we scan and deliver digital copies to you. Your authorised representative can collect the physical originals, or we can arrange delivery at your expense. You may then register your indenture at the Lands Commission yourself, or engage Adonai Estate Limited to handle the registration on your behalf as a separate paid service.
